How much house can I afford on my income?
A common guideline is that your total monthly debts, including the new mortgage payment, stay near 43% of your gross monthly income, though some loan programs allow more. On $90,000 a year with modest existing debts, that often supports a home price in the mid-$300,000s depending on your down payment, rate, taxes, and insurance. What debt-to-income ratio do lenders use?
Lenders look at your debt-to-income ratio, or DTI: your monthly debt payments divided by your gross monthly income. The back-end ratio, which includes the new house payment, commonly needs to land around 43% to 50% depending on the loan program and your overall profile. Lower is safer and leaves you breathing room. The calculator lets you set the DTI target so you can see how it moves your price.
Does down payment assistance change how much I can afford?
Yes, indirectly. Assistance does not raise your income, so it does not change the payment you qualify for. What it changes is the cash you need up front, which can make a home you already qualify for actually reachable. In North Carolina that help comes from NC Home Advantage (3% of the loan) or NC 1st Home Advantage ($15,000 for first-time buyers), both through the NCHFA.
